Bengaluru, April 2026: The Greater Bengaluru Authority (GBA) is set to introduce a new regularisation policy allowing deviations from approved building plans, officials said on Wednesday. Under the proposed framework, constructions exceeding approved plans by up to 15% may be regularised after compliance checks and payment of the requisite fines.
The move aims to provide relief to homeowners and developers who have inadvertently exceeded plan limits due to construction errors or modifications, while ensuring adherence to safety norms and urban planning guidelines. Authorities clarified that the policy will not compromise structural safety or zoning regulations.
GBA officials noted that affected property owners can apply for regularisation online, and applications will be evaluated based on compliance, building type, and location. The policy also encourages developers to formalise unauthorised extensions and makes it easier for the authority to maintain accurate urban records.
Urban planners and legal experts welcomed the initiative, calling it a pragmatic approach to handle deviations that are minor but previously faced lengthy legal hurdles. However, civic activists urged the authority to maintain strict oversight to prevent misuse or unauthorised large-scale constructions.
The policy is expected to come into effect from June 2026, with detailed guidelines to be issued by the GBA in the coming weeks.
