BDA Data Highlights Eastward Shift in Bengaluru’s Urban Expansion

Bengaluru: The urban growth pattern of Bengaluru is witnessing a clear geographical shift, moving from the southern parts of the city towards the eastern corridor, according to layout approval data released by the Bangalore Development Authority.

The data, which tracks approvals from 1972 to 2025, shows that over 1,000 layouts have been sanctioned over the decades, offering a detailed picture of how the city has expanded. In its early years, development was largely concentrated in south Bengaluru, with areas like Uttarahalli, Begur, and Kengeri accounting for a significant share of approvals due to their proximity to the city centre and availability of land.

However, the growth trend began to diversify in the 1980s and 1990s, extending towards northern localities such as Yelahanka and Yeshwantpur. The most notable transformation came in the early 2000s, when east Bengaluru emerged as a major growth hub, driven by the rapid expansion of the IT sector and improved connectivity.

Officials note that nearly 90% of all approved layouts are residential, reflecting sustained demand for housing in the city. Industrial and commercial layouts remain comparatively limited due to higher land requirements and constraints in land availability.

The data also highlights increasing pressure on urban land, with more layout revisions and a growing preference for high-density and vertical development. In 2025–26 alone, around 179 plan approvals were recorded, indicating continued expansion despite space constraints.

Urban planners attribute this eastward shift to multiple factors, including the rise of employment hubs, better infrastructure, and availability of larger land parcels in peripheral areas. Authorities say layout approvals are closely aligned with infrastructure readiness and market demand.

The trend underscores a broader transformation in Bengaluru’s urban landscape—from a south-focused city to one where eastern corridors are driving growth—with future development likely to focus on denser and more vertical housing models as land becomes increasingly scarce.
